It helps here to think about two tiers.
All fully-managed flexible offices include the basics you need from an office, charged on a monthly rate per desk.
Some also offer a few lovely extras on top, which may or may not be wrapped up in the price per desk. (We’ll suss all this out for you before you sign on the dotted line!)
The basics (all spaces):
Property costs such as rent, business rates and service charge.
Utilities such as energy, water, internet (subject to requirements), cleaning and maintenance.
In addition, the space typically comes furnished with desks, chairs and storage (alterations can sometimes be accommodated subject to costs).
The lovely extras (some spaces):
Receptionists, concierges, security staff, free coffee/beer, on-site cafes.
Shared meeting rooms, phone booths, event spaces, breakout spaces, gardens or roof terraces, kitchens, gyms, showers, bike storage.
You might need to pay extra for these.
